The contemplated offering, if made available formally, would provide investors with the opportunity to acquire a partial interest in a newly built 9,160 square foot medical care facility located in Gary (Greater Chicago), Indiana. The building is 100% double net leased to Fresenius Medical Care Holdings Inc, a subsidiary of Fresenius Medical Care AG & Co KGAA, the world's largest integrated provider of products and services for individuals undergoing dialysis due to chronic kidney failure. Fresenius Medical Care’s more than 25 years of experience in this industry, makes them a world leader in dialysis products and services.
The property is being acquired for $2,029,000 with all equity financing, eliminating mortgage debt and risk with a 14 year, non-cancellable net lease.
Fresenius Medical Care North America ("FMCNA") is a major provider of kidney dialysis services and renal care products in the US. They provide dialysis products and equipment, dialysis care services, and education and support for Chronic Kidney Disease, including treatment options for later stage kidney disease.
