Des Moines Hotel LLL is an investment in the renovation and redevelopment of The Midland Building, a magnificent and historic Beaux-Arts Classical style building that has been transformed into a new 137-room, luxury boutique hotel in the heart of downtown Des Moines, Iowa. The hotel is located on the southeast edge of the Court Avenue District, the city’s lively and popular entertainment center. Built in 1913 and originally occupied by Iowa Loan and Trust Co., the Midland Building stands twelve stories tall and is the most significant example of Beaux-Arts architecture in the form of a “skyscraper” in the state of Iowa.
The 137 guestrooms in the rehabilitated twelve-story office building have virtually unobstructed views of the East Village, the city’s artistic hub, featuring unique shops and innovative restaurants, and the world-renowned Iowa State Capital Building, which sits on a hillside across the river. The typical rooms average over 300 square feet and are oriented to take advantage of the verticality of the building and the amazing views. Guestrooms are supplemented with high quality, thoughtfully programmed amenities including a wellness studio and additional meeting and event space
Long known as a “fly-over” city, Des Moines has grown beyond its roots as a farm town to becoming the fastest growing city in the Midwest with population growth that has outperformed Kansas City, Minneapolis, Chicago, as well as Denver. It has a population of over 630,000 in the surrounding area with 2% growth per year, on par with Nashville, a city that receives much more attention than Des Moines. While commerce and occasionally politics still serve as the main draw for guests arriving by plane, Des Moines has matured into a cultural epicenter for the state, regularly drawing regional and state-wide attention. The city of Des Moines, through investments in infrastructure, entrepreneurship, and the arts, has cultivated a high quality of life for residents, which is encouraging the return of many natives who left for other cities.
As the state capital, Des Moines serves as the government, commercial, cultural and recreational seat for the state of Iowa, and has one of the best business climates in the country. The area is nationally recognized for having a talented and educated workforce and the cost of doing business is 15% below the national average. Key industries historically include insurance and financial services, advanced manufacturing, bioscience, data centers, and logistics. Many insurance companies are headquartered in Des Moines and the city is often times referred to as the “Hartford of the West.” Foremost among these companies is The Principal Financial Group, EMB Insurance Group, Fidelity & Guaranty Life, Allied Insurance, GuideOne Insurance, and American Republic Insurance Company. Principal is one of two Fortune 500 companies headquartered in the Des Moines area with the other being Casey’s General Stores.
This hotel is anticipated to open in Fall 2020.
