OH Portfolio LLC is an investment in a stabilized, cash flowing multi-family apartment portfolio. The portfolio consists of 900 units in four communities, located in Cincinnati, Columbus, Dayton, and Toledo, Ohio. A large majority of the unit interiors are original and have not been updated since the properties were built over 30 years ago.

The opportunity exists to significantly enhance the value of the communities through institutional quality property management, active marketing, and rebranding. We also plan extensive capital improvements to improve amenity space, unit interiors, and exteriors. The unit interiors which will include upgrades featuring new appliances, resurfaced countertops, nickel lighting, paint, and vinyl wood flooring. The exterior enhancements include clubhouse, common area and landscaping improvements, parking lot repairs, tree trimming, exterior paint and siding repairs, new dog parks and outdoor kitchens, as well as other curb appeal improvements.

The properties are located throughout Ohio within highly desirable, densely populated suburban submarkets, primarily consisting of infill multifamily and single-family housing, surrounded by a variety of amenities including shopping, dining and recreation.
