Cruise Port Hotel LLC is an investment in the highly successful Renaissance Fort Lauderdale Cruise Port Hotel, a 236-room, 4-star hotel, in an excellent location with in-place cash flow. This was a unique opportunity to purchase an immediately cash flowing, hospitality asset, in a high-barrier to entry location with attractive returns beginning when the investment commenced. Located on 3.3 acres of land, in the heart of Fort Lauderdale’s vibrant 17th Street Cruise Port District, the hotel benefits from its proximity to regionally significant demand drivers. Foremost among these, is the third busiest cruise port in the world at Port Everglades, the Broward Convention Center, Las Olas Boulevard’s famed shopping district, and TripAdvisor’s #6 “Best Beach in the U.S.” which is one mile east of the property. Additionally, the hotel is minutes from both downtown Fort Lauderdale as well as the Fort Lauderdale International Airport.
The Property affords the ability to invest in a stabilized, well-located asset that has a history of consistent performance with the capacity to increase efficiencies by partnering with a highly experienced Fort Lauderdale based partner. Built in 2001, the hotel underwent a full guest room renovation in 2014, while the common areas, meeting space, and dining outlets received a full renovation in 2016. The 236-room hotel features nearly 13,000 square feet of event space for both business gatherings as well as social events including weddings. The event space is divided into 13 different private rooms, appealing to a wide variety of users with various occupancy demands. The 11-story hotel features a beautifully landscaped outdoor pool, 24-hour fitness center, business center, and beauty shop. Additionally, Bistro 17, the hotel’s signature restaurant, offers guests modern American fare with a Floridian flair and is open every day for breakfast, lunch and dinner. The R Lounge is the hotel’s lively bar and lounge featuring light cuisine and specialty drinks, which also spills out to the pool area for al fresco relaxation.
After closing on the purchase of the hotel, our team made several minor improvements to the hotel including upgrades to the gym and pool area, the addition of an outdoor luxury tent area to host weddings and business functions, and removing tub/shower combinations in many guestrooms and replacing them with freshly updated showers.
This hotel was purchased in March 2019.
